New immigrants to New Zealand often fall for Real Estate agent "hype" and are persuaded to purchase a property that is not suitable for them or are coaxed into purchasing a property that may have problems. Examples of these are: Leaky homes, unconsented work, resource consent problems, bad areas of Auckland - to name just a few.

We can also put you in touch with Mortgage brokers that can help you find the funds for a loan with the banks.


Once you have found (or we have found) a property that you like - we do all the legwork. We check the files at Council to make sure that the house and land are legal, obtain a LIM (Land Information Memorandum), put the Sale & Purchase agreement together for you and put you in the hands of a good lawyer who is highly respected and experienced with conveyancing matters.

All offers are subject to Due Diligence and a registered valuation done by a Qualified Registered valuer. No deposit is payable until you and your lawyer are totally satisfied with the purchase. This is usually a period of 10 days. This will also give your bank enough time to put the paperwork together for any approval of a loan if you need one. Once the agreement reaches unconditional then the deposit must be paid by you and can be made by your or your lawyer. At this point you can be satisfied that the property will be yours upon settlement/possession date.

Of course there will be costs for this service. We are expert negotiators and will obtain your property for below the asking price. We will charge you a percentage of the difference between the registered valuation and the purchase price. If there is no gain - there is no cost! The rate is based on a sliding scale and can be discussed in more depth once we have spoken to you and know your needs.

What if I don't have the deposit for a loan?

Apart from negotiating and finding properties for house buyers that have the deposit for a loan with the banks - Home Options take on qualified buyers with a Lease Option. If you can afford a reasonable down payment and weekly payments, you could easily qualify for one of our exciting home purchase programs! We will work to help you qualify for traditional financing later! Perhaps one of these situations applies to you: self-employed, short job history, past or present financial problems. Don't worry, these problems don't scare us!

A Lease Option is a form of Rent to Buy where you are a tenant in the property until you have saved enough money for a deposit. You have the exclusive option to purchase the property at a fixed price for the early part of the tenancy.

A proportion of your rent goes towards savings that you can put towards the deposit on a property.

The rent is a dollar amount comparable to a mortgage with a bank. Credits are applied to the rent, every time the rent is paid in full and on time. This is not a Hire Purchase programme nor a mortgage - you remain in the property as a tenant until you take an option to buy.

You move into the property immediately and can live there knowing that you can be on the way to purchasing a house which you can call your own.
